We are on a mission with Mansion to build a next-generation hospitality brand with our guests at the core of everything we do, including enabling anyone to participate in the real estate investment aspects of the business. Thanks to the great technologies in our stack that enabled this unique fractional investment experience including the banking APIs for smooth escrow and accounting at Mercury , the simple ACH and bank linking process for paying dividends to our investors using Plaid, and many other new innovators (not yet on PH). Very cool product and great to see a company democratizing SFH real estate investing. This feels like a more accessible/easily diversified version of Roofnest (without the pains of property management). I'm definitely going to allocate some of me RE portfolio and give it a shot.

We've seen an explosion of fractional real estate platforms over the last few years. I haven't dug in to understand exactly why, outside of the regulation changes that made this possible (but that was several years ago).

@rrhoover I could imagine two reasons… 1. The technology behind fulfilling on a RegA offering and Series LLC structures from a tax and FINRA standpoint have gotten much better (still plenty of room to improve) 2. Real estate is an asset class that many desire to have access to, but in the current market and even the market of 2020-2022 is out of reach (especially rental homes). Fractional real estate platforms like Arrived, Fundhomes and others make it easier to have a passive interest in real estate without the headaches or upfront capital requirements of doing it yourself.

@rrhooverI believe one of the reasons is that real estate has once again become an attractive investment with 5-10% returns. All the multiple return schemes have ended, and the market has returned to reality.

@brent_costa Good question. Mansion is conducting public offerings pursuant to Regulation A under the Securities Act of 1933. The most current offering circular for Mansion Collection I is available at https://www.sec.gov/Archives/edg... You do not need to be an accredited investor to invest in Mansion offerings, it is open to all retail investors over the age of 18 in the US & Puerto Rico.

Thanks a lot for the prompt reply. A few questions for assets protection purposes: 1. What kind of entity owns the property? 2. In which state are these entities created? 3. Is it an LLC or Statutory Trust? 4. If it is an LLC, is it a series LLC (one cell LLC for each property)? 5. Does an entity only own one property?

@brent_costa Brent, I'll do my best to answer or you can send our support team and direct message and our legal & compliance teams can elaborate. 1. See our offering circular for details on structure, but a local LLC (North Carolina LLC for "The Baroness" for example) holds title to the home. Then the Series Cell LLC (Delaware Series LLC owns the local LLC in it's entirety. 2. The local entity is created in the state of the geographic location of the property. The Series is a Delaware Series LLC. More details can be found in the Offering Circular linked below. 3. An LLC. 4. One cell for each property is correct at this time. 5.
