Hey everyone — I built this because I manage a few rental properties and the repair process was driving me crazy. Every time something broke, it turned into a mess of texts, phone calls, and emails with contractors. I'd forget who quoted what, lose track of which jobs were done, and have no idea what I spent on a property last year. I looked for something to fix this and everything out there was either a full property management suite (way too much for what I needed) or a contractor tool built for the other side. So I built Maintenance OS. It's pretty simple: a tenant submits a repair request, I send it out to a few contractors at once, their quotes show up side by side, I pick one, track the job, and the whole thing gets saved as history. That's it. It's in beta right now and totally free — no credit card, no catch. I'm genuinely just looking for feedback from other landlords and homeowners who deal with this stuff.
