How Aurbis is redefining enterprise office space in India with managed workspaces

We wanted to share what we have been building at Aurbis and get some thoughts from this community.
The problem we are solving
Enterprise teams in India have been stuck with two options for too long. Either sign a 5 to 9 year conventional lease, spend 12 to 18 months on fit-out, and take on full operational responsibility for the office. Or use a co-working space that is designed for freelancers and startups, not for 100-person enterprise teams with specific infrastructure, security, and compliance needs.
Neither option works well for the modern enterprise.
What Aurbis does
Aurbis provides fully managed, plug-and-play office space exclusively for enterprises, MNCs, and global capability centres across Bangalore, Gurgaon, and Noida. Move in within days. Everything included. IT infrastructure, housekeeping, security, front desk, cafeteria, and full facilities management all handled by our team. One monthly fee. Zero operational overhead.
What makes us different
Three things that we built deliberately:
First, sustainability. Our properties hold EDGE Pre-Certification and LEED Platinum Pre-Certification from international bodies. For enterprises with ESG reporting obligations and Scope 3 emissions commitments, this is not just a nice-to-have. It is a documented, auditable credential they can use in their sustainability reports.
Second, technology. We built Aurbis One, our proprietary smart building platform that uses IoT sensors, BSMS, and IBMS to monitor and manage energy consumption, air quality, access control, and building operations in real time across all our properties.
Third, enterprise exclusivity. We do not serve freelancers or startups. Every design decision, every infrastructure choice, and every service level at Aurbis is built around what an enterprise team actually needs.
Where we are today
