I'm Denis — a short-term rental host at Lake of the Ozarks and the founder of ArrivHQ.
I built this because I lived the problem. Every year at tax time, I was scrambling to reconstruct a year's worth of work — cleanings, repairs, guest issues, mileage to and from the property, hours spent managing the listing — to prove material participation for IRS purposes.
