One thing we noticed: WhatsApp is great for communication, but not ideal as a system of record.
When maintenance requests, payment reminders, and resident complaints are all mixed in chat groups, it becomes very difficult to track what has been solved and what is still pending.

But once an apartment has hundreds of units, multiple admins, different billing categories, vendors, and recurring maintenance requests, spreadsheets become harder to control.
The problem is not only data entry. The bigger issue is visibility.
