Most property management software is built for letting agents or professional management companies. Votria is built specifically for residential management companies (RMCs) - the volunteer director-run companies that manage blocks of flats and apartment buildings across the UK. Votria empowers volunteer directors to run their developments professionally without the dependency on expensive agents. Managing agents can be invited to assist, but they're not the gatekeepers. Power to directors!

What inspired me to build Votria?
I'm a leaseholder in Belfast, and my experience with our management company was pretty frustrating. Long gaps between AGMs, no visibility into where management fees were going, managing agents who were impossible to get hold of, no clear way to raise agenda items or make complaints. Tenants had started private Facebook groups just to communicate about building issues because there was no official channel, shareholders created fragmented WhatsApp groups to try and get a handle on what was going on.
When I spoke to company directors (the volunteer shareholders who run these developments), they were overwhelmed - buried in information requests from shareholders, trying to coordinate between landlords, tenants, and managing agents, with no proper system for any of it.
The problem I'm solving
Running a residential management company currently means:
- Shareholders asking where their money's going with no easy way to show them
- Tenants struggling to report their issues in actionable ways
- Directors answering the same questions repeatedly because information isn't centralised
- Important documents scattered across email and filing cabinets
- No structured process for AGM agenda items, proxy voting, or complaints
- Complete dependency on managing agents who may or may not respond
How the approach evolved
I initially thought about building tools for managing agents. Then I realised the real power should sit with the directors and shareholders who actually own these buildings.
Votria shifts control back to them:
- Directors can broadcast announcements directly to shareholders (copies are emailed)
- Company bank accounts can be connected for financial transparency
- Landlords can invite tenants to report issues directly
- Shareholders and tenants can lodge anonymous complaints
- Centralised storage for certificates, minutes, and compliance documents
- Structured AGM/EGM processes with agenda submissions and proxy voting
- Case documentation so nothing gets forgotten
- Section 20 consultation workflows
Managing agents can still be invited to help, but directors aren't dependent on them for basic communication.
Every shareholder should know where their money's going. Every tenant should have a clear channel to report issues. Every director should have proper tools without needing expensive agents for basic admin.
