I built Tecurve because I got tired of watching UAE landlords — myself included — run their entire portfolio out of a spreadsheet and a pile of phone reminders. It works fine with one or two properties. Then a tenant renews for the third time, a service charge invoice gets buried in email, or you miss the window to serve a rent-increase notice by a day and lose it for a whole year. That's not a spreadsheet problem, that's a UAE-landlord problem, and no one was solving it for people like us.
Every property tool I looked at was really built for agencies — pricing, workflows, everything sized for a team managing hundreds of units, not a landlord managing five. So I built the thing I actually wanted: rent, PDCs, Ejari, DEWA, Makani and service charges treated as real fields, not a notes box.
The approach changed a lot along the way. The part I didn't expect: most landlords can tell you their rent, but not their actual net cash flow — rent minus the mortgage, minus service charges, minus maintenance, minus whatever's sitting vacant. Nobody tracks that number because nothing ever surfaces it automatically, so a property everyone assumed was profitable turns out to be barely breaking even. Once every property showed its real net cash flow instead of just rent collected — with a vacancy calculator and reminders doing the work of catching what would've slipped through — that number changed how I looked at my own portfolio.
