I built Ampian AI to uncover the hidden costs and risks of owning a home

Hi everyone!

I’m Dai, founder of Ampian AI. I’m launching a home due-diligence platform for US homebuyers and homeowners, and I’d love to get some feedback from the Product Hunt community.

The idea came from my own experience researching homes. I quickly realized that understanding a property meant jumping between a bunch of different municipal websites and public records to research for zoning regulations, flood and wildfire risk, nearby development, schools, amenities, property taxes. I even had to call local utilities companies to ask for the average utilities expenses for electricity, gas, water/sewage, heating oil of the home, or get a quote from insurance provider to budget for homeowner insurance. There are also capEx expenses we need to reserve for maintenance costs, and so on. That's when I realize what if I can build a one-stop shop to do everything for me and give me a report to read. Even better, an AI synthesizer can help me interpret the technical jargon from municipal data and just give me the most useful information I need to know. So I built Ampian AI to bring all that labor-intensive research together around a single address.

Today, Ampian AI can help you explore things like:

• True cost of ownership — taxes, insurance, utilities, maintenance and other expenses beyond the mortgage that many homebuyers forget to budget for. Leaving their home become unaffordable as expenses stack up quickly
• Zoning & land use — what the property is zoned for and what may be possible on the property
• Natural-hazard risks — flood, wildfire and other climate-related risks
• Neighborhood intelligence — schools, amenities, transportation and nearby development
• Home value trends — historical appreciation trends to provide additional context

The goal isn't to tell you whether you should buy a particular house. It's to give you more of the information you need to make that decision with your eyes open. I'm still learning a lot about what information is actually useful to homebuyers, so I'd genuinely love to hear from people here: If you were buying a home today, what is one thing you wish you could easily find out about a property before making an offer? It could be zoning, insurance, utilities, future development, neighborhood changes, maintenance costs, something I haven't thought of, or even something you've personally discovered the hard way.
