Properr — Is the property a good deal? - See what the real estate agent doesn’t want to tell you.

Give Properr a home advert. It checks the claims, finds the missing facts, and tells you one simple thing: good deal or bad deal?

Hi! I’ve been looking at property listings for a while because I’m trying to buy a home in Milan, and it really bothers me how much information is deliberately omitted or presented inaccurately.
I’ve spent way too much time studying listings in detail, going to viewings, and then realising that something didn’t quite add up.
Beautiful photos, “full of natural light”, “great investment”, “up-and-coming area”.
But how good is the price, really? What’s missing from the listing? Are there any red flags? And is that “great opportunity” actually an opportunity?
That’s how Properr came about.
It’s a tool that takes a property listing and tries to do what someone buying a home would do before making a decision.
You give it the link, paste in the listing text, or upload the property details, and Properr analyses the property.
In particular, it tries to understand:
* what the property should realistically be worth
* whether the asking price is in line with the market
* which red flags deserve attention
* what isn’t mentioned in the listing but would be useful to know
* which details would be worth verifying before making an offer
It’s simply a first filter for anyone looking at dozens of properties and wanting to quickly understand which ones are actually worth viewing and which ones probably aren’t.
The main thing I’m trying to validate is precisely this: how useful is it to have a second pair of eyes before buying a home?
If you’re currently looking for a property, I’d really love to hear what you think: https://properr.app/
The initial analysis is free. If you're looking for property to buy, I'd love to know whether the information it surfaces is actually the kind of thing you’d want to know, or whether there’s something else you’d find useful.
