Yokoso is a web application designed for hosts, B&Bs, guesthouses, hotels, and property managers managing short-term rentals in Italy. It consolidates all the necessary procedures for every booking in one place:
Online self-check-in: guests register from their phone via a link or QR code, entering their data and documents. No app to download.
Sending to Alloggiati Web: guest forms are automatically, manually, or in bulk sent to the State Police portal, with archived receipts.
Electronic invoicing (FatturaPA): the invoice is issued and sent directly to the Exchange System (SdI) in one step, with a traceable outcome and a complimentary PDF.
Tourist tax: Yokoso calculates the tax for each booking (managing exemptions and caps) and prepares the declaration ready for the Municipality. Note: Yokoso calculates and prepares the declaration; it does not collect the tax.
Regional tourism portals: export for tourism traffic (DMS Puglia active; others coming soon).
Multi-property: Manage multiple properties and collaborators from a single dashboard.
Data is encrypted and stored on servers in the European Union, in compliance with the GDPR.

One thing that would make a real difference: a guest-facing dashboard showing their stay details, wifi info, and local recommendations, accessible right from the same check-in link or QR code. Right now the experience is purely administrative on your side, but guests would appreciate having a small hub too, and it would save you from answering the same questions by message.

Finally something that handles Alloggiati Web without me wanting to throw my laptop out the window. The automated tourist tax calculation saved me an hour on the first property alone.
The self-check-in flow that pipes straight into Alloggiati Web is genuinely clever, cuts out so much of the nightly admin grind that Italian hosts deal with.
