Big fan of tackling the Section 32 nightmare. One thing I'd love to see is a side-by-side comparison if you're looking at multiple properties, since buyers usually weigh 2-3 places at once and it would be really helpful to flag differences in easements, encumbrances, or title restrictions across them.

love that you scoped it tightly to victorian law instead of trying to be a generic nationwide tool. that focus is probably why the section 32 breakdown actually reads like something a real person would understand, not just a glorified pdf parser.
@ealtunkoza58547 Thanks for the feedback, and yes the pdf parser is what I was trying to avoid. Victoria-only was deliberate as there are so many nuances state by state, go nationwide and you're either vague or wrong all together. Expanding to other states will take time, but I wanted to perfect VIC first. Glad it all reads like a person wrote it. Cheers.
