Rentway is all-in-one property management software with an AI that actually does the work. It answers leasing calls and texts, screens applicants, collects rent, drafts notices, coordinates maintenance, and keeps the books—all with flat-rate pricing and no per-unit or per-signature fees.
One thing I'd love to see is a tenant-facing mobile app that pushes real-time updates on maintenance requests and rent receipts. Even a simple read-only view for tenants would cut down on the "did you get my text?" calls I get every week.
Tried it on a small duplex and was surprised the AI actually handled a leasing inquiry without sounding like a bot. Flat pricing feels fair too.
A tenant portal for maintenance requests where renters can upload photos and track status in real time would be a huge win. Right now maintenance feels one-sided, and giving tenants visibility on where their request stands would cut down on the "just checking in" texts you probably already get.
