Hey PH, Albert here.
Built this after spending way too long trying to work out whether a property in Brisbane actually made sense for my situation. Every calculator I found gave me the same generic numbers regardless of my income, deposit, or what state I was buying in.
The one that annoyed me most: negative gearing. Every tool I tried used a flat 30% tax rate. If you earn over $135k your real marginal rate is 39-47%, so the actual tax saving on the same property can be $1,500-2,000/year higher than what most calculators show. That's the difference between a deal working and not working.
So I built PropPulse to run the actual numbers. Put in your budget, income, and target states and it filters all 2,642 Australian postcodes by what matters personalised weekly cash flow, negative gearing at your real marginal rate, gross yield, stamp duty, and 5-year return. Not market averages. Your numbers.
It has since picked up some buyers agents using it for client research which was not something I planned for but makes sense they were doing this modelling manually in spreadsheets.
Free to try, no card required.
If you want me to pull the numbers on a suburb or postcode drop it below and I will run it now.
