Should be an option to give 0 stars. When I moved in it seemed really nice and then a few days went by and I started noticing it was really difficult to get in touch with the company. It is through text only and is a new number almost every time. When you call them for the utility overages(you receive them no matter what) and they play the blame game with another company that has nothing to do with your utilities and they refer you back to Homeroom. They charge you for a maid service but make you pay extra if the maids actually have to clean. The more you live with the company, the more and more sketchy it gets and I will never recommend Homeroom to anyone.

Please do not work with them!!!! Don’t live with them!! They will charge you for different type of fees for no reason after you move out they will say that your room is not clean just to charge you so many unnecessary feeds and also if you ask them to do a payment plan, they will send you to QuickBooks and they will accuse you of filing a dispute case Just so they can send it to a collection agency just a mess up your entire life. They are the worst company I ever seen in my life please do not live in any homes that they have.

Honestly the WORST company I have ever dealt with. They are always getting their facts wrong and don’t know what they’re talking about. Horrible management and logistics. They threaten to evict you because you haven’t paid charges that THEY WRONGFULLY charged you for. Do not live with them.

My family owns multiple HomeRooms. Our experience with Johnny and his team has been excellent from start to finish. They brought a ton of experience to the process, and their model really works! I would absolutely recommend HomeRoom to anyone who wants to invest in out of state real estate. The real magic of HomeRoom (for us anyway) is that it allows us to own a cashflow positive rental property in highly appreciating neighborhoods (very hard to do!) and I know of no other model that makes this possible without any additional work. Plus we have no tenant headaches. Thanks guys! 10/10 would invest again!

BEWARE OF SCAMMING. To start, I moved into a room that was not pictured in the website. This room was infested with roaches, had ceiling damage and leaked when it rained, and lacked air conditioning. The conditions were completely unacceptable, yet they had told me that the room was “fixed and ready for moving in”. I only lasted about 5 months and broke the lease, leaving the room even better than I actually found it, since I cleaned it and it was dirty when I first got there. They then had the audacity to try and charge me for all of the initial damages that were there before I even moved in! So make sure to take pictures of the room and have proof, because if not they will try and scam you into paying for damages that you did not cause. On top of that, I was promised to receive my deposit within 30 days. That is literally their responsibility. They made no effort to contact me with updates, I had to initiate it every time; and now the 30 days are passed and I have yet to receive my deposit. I asked for numbers to call to get everything sorted and have yet to receive a response. I’m losing time and energy on an issue they caused and I’ve already been moved out for a month; and now I’m going to have to get a lawyer. I’ve never had to write a review for anything, but I think it’s important that future renters know what they are getting themselves into. They are a bunch of scammers.

Homeroom is not a typical property management company. I've been here nearly 2 months out of a one-year lease, and now see reality. As soon as any repair or maintenance issue is reported, I/we get a message like this last one (this is the 4th I've received so far): "We are reaching out to determine if the cause of the damage can be traced to a particular roommate. Otherwise, repair costs are divided among all tenants." What happens then is that no repair is made and we are sent an obviously inflated bill for work that is never occurs. I'm not exaggerating. No work is done and no estimate from the repair person is ever provided. At the house I'm in, there is zero (honestly, zero) maintenance - the focus is on repairs that can be charged to tenants. It is a unique business plan that HomeRoom has developed. The home I'm in is falling apart, aesthetically and structurally, and, unlike the pictures, looks more like a tenement. Broken blinds, holes in the floor, roaches downstairs, no painting (obviously) in years, rotten wood, peeling paint, entrance stone steps broken off, sections of filthy carpet, ancient appliances, cracked sinks, broken shower heads, roof problems with interior leaks, general, long-standing stains - I could go on. I signed the lease based on their website description and pictures, and, believe it or not, one in-person visit. It amazes me what I didn't actually 'see' in my brief tour. I don't fault HR for trying to make as much money as possible - after all, they are a business. But, I have rarely seen such blatant greed. As I am new to this area, I assume that their practices are barely legal, including, upon my request, refusing to present copies of actual bills from utility companies to back up the obviously inflated amounts they charge me/us. I'm guessing that tenants in newly built HR homes might not have as many issues, but I'd advise that, if you're an owner or renter, expect no maintenance or repairs, and be prepared for all kinds of "overages" and random bills that make these rooms as expensive as renting your own apartment. Side point: My roommates are awesome!
