Cheap is easy. Cheap after you pay for the repairs, and still worth more than you have in it, is the actual job.
That’s what Acora is. An AI that hunts for beaten-up houses, runs the numbers the way I would, and tells me whether it’s actually a buy. What you should pay today. What it’s worth after it’s fixed. What the work really costs. Then two ways out: sell it, or rent it and refinance.
I didn’t build it to “do AI.” I built it because I was underwriting at 11pm after a shift and still missing deals. I use it on my own deals. If it misses, I feel it in my pocket.
