Hey Product Hunt! We're launching PropertyCalc tomorrow and wanted to share what we've been building.PropertyCalc is a set of free UK property calculators - stamp duty, mortgage repayments, rental yield, take-home pay, and more. Everything is 100% free, no signup, no ads, works great on mobile, and fully updated for the 2025/26 UK tax year. The idea came from trying to work out stamp duty while looking at buying a first home. Every calculator out there was either behind a wall, full of ads, or just plain wrong. So we built our own. With the April 2025 stamp duty changes catching people out (first-time buyer thresholds dropped from 425k to 300k), having accurate calculators feels more important than ever. We'd love to hear:- What calculators do you wish existed for property?- Any features that would make these tools more useful?- Are you navigating the UK property market right now?Check it out at propertycalc.site and let us know what you think!
Hey everyone!
I'm Harry, and I built PropertyCalc because I got frustrated trying to work out stamp duty when I was looking at buying my first place. Every calculator I found was either behind a signup wall, covered in ads, or just... wrong.
So I built my own. Then my mates kept asking me to check their numbers too, so I turned it into a proper site.
What PropertyCalc does:
Stamp Duty calculator (England/NI + Scotland LBTT)
- Mortgage repayment calculator
- Take-home pay calculator (PAYE + self-employed)
- Rental yield calculator
- Mortgage affordability checker
- Capital gains on property
- Salary vs dividends comparison
Everything is 100% free, no signup required, no ads, works on mobile, and updated for the 2025/26 tax year.
The stamp duty changes in April 2025 caught a lot of people out -- first-time buyer thresholds dropped from 425k back to 300k. I've made sure all the calculators reflect the current rates.
I built this as a side project and I'm genuinely just trying to make it useful for people. Would love any feedback on the calculators, the design, or features you'd want to see next.
Cheers!
