SEKAI is an AI world model of real places. Pick any street in 75 countries and it builds the people who live there from the published census of that block - age, job, income, household, how far they will walk - then puts your question to each one. They answer yes or no, and say why. Today's weather and hazards are in the model too. Ask "would they come to my cafe here?" and you get a number you can check: it is calibrated against real outcomes, and every figure links back to its source.

Every tool I tried told me my idea was good. I wanted one that would tell me no.
So here is what SEKAI said about a $6 speciality coffee stand on a block in the Mission District, San Francisco. It scored 2,000 residents of those blocks, and 24 of them answered in their own words:
83% said no. 16% were not sure. 0% said yes.
The percentage is not the useful part. The reasons are:
"Six bucks a cup, every day? That's not realistic for me, I work from home anyway so there's no walking past it. Maybe once in a while as a treat."

The first one is a footfall problem wearing a price problem's clothes, and it is the kind of thing you want before you sign a lease rather than after. A lot of this site works from home too. Check whether your street still has anyone on it at 8am.
The residents are not real. They are drawn from the published census of the block you point at ā age, job, income, how far they will walk ā and today's weather and hazards are in the model, because a storm empties a street and that changes the answer.
It is an estimate, not a prediction, and I would rather tell you where it is weak than have you find out. Every forecast is scored against what actually happened: across 12,738 US areas the real number landed inside the published range 80% of the time. The range aims for 90%. We are not there yet.
