What's important in these kind of plays is to make sure the regulation is permissive and firm. The last thing your friend want, is not being able to keep the show going on because of a shift in regulations (as this is happening in other regions of the world when it comes to blockchain tech.).
The other important aspect if he wants to lure web3 native people, is to make it clear who has access the seed phrase of the wallet...
Finally, I could see he'll be managing the properties, yet the token holders are the owner of the property, they could decide to appoint another company for property management services, let him be careful of that aspect of securing his business model.
I checked his landing page and spotted this is based in India. I know very little about the market and regulations there.
