Buying a home in Australia? Workings calculates your stamp duty for any state or territory — with first-home concessions, investor and foreign-buyer rules built in. Free, instant, no sign-up, every figure traced to its government source. Runs entirely in your browser.
Hi everyone — maker here.
I built Workings because stamp duty ambushes almost every Australian home buyer. It's often tens of thousands of dollars, it's due in cash at settlement, and somehow it's the cost nobody mentions until late in the process.
The calculators that already exist mostly want your email before they'll show a number, bury the answer under ads, or never tell you where their figures came from. So I built the opposite:
• Every Australian state and territory in one tool • First-home concessions, owner-occupier vs investor, and foreign-buyer surcharges built in • Free and instant, with no sign-up — ever • Every figure traces back to the official government source, with the date it was last checked • Runs entirely in your browser — nothing you type is uploaded anywhere
The whole idea behind Workings is to be the instrument, not the brochure: show the number, show the working, cite the source, and don't make you pay with your inbox.
Stamp duty is the first of a growing set — there's already a novated lease calculator and free, no-gate document templates (a resignation letter, an invoice you can fill in and download), with more on the way.
I'd genuinely love your feedback: what's unclear, what's missing, and which Australian calculator or template I should build next. Thanks for taking a look.
