TitleVault Pro runs a title agency's whole closing pipeline in one platform — the modern alternative to SoftPro, Qualia and ResWare. Orders and parties, milestone task lists dated off the closing, ALTA-style commitments and policies, CD-style settlement statements that balance, reconcilable escrow ledgers, document automation with merge fields, branded invoices with QuickBooks push, a client closing portal, calendar sync and a reports suite. $49–$249/mo, 14-day trial, no card, no demo call.

One thing that would make this a no-brainer for our team is a built-in compliance checklist that auto-updates based on the state of the closing. Each state has different requirements for curative work, lien waivers, and disclosures, and tracking that manually outside the platform is a pain. Even a basic rules engine we could customize per state would save us a ton of time and reduce risk.
@cemgmlcnehrtm, you basically wrote our spec for us. We built it.
Orders now get a compliance checklist based on the state and type of closing — curative work, lien waivers, disclosures. Change the state and the list updates on its own. And there's a rule book you can edit per state, so if your underwriter wants something extra, you just add it.
We started with 25 states plus the federal stuff (FIRPTA, lead paint, etc.) and each item says what it's for so your team isn't guessing. It doesn't block anything, it just keeps score of what's still open.
Rolling out in the next update. Come kick the tires and tell me what we got wrong.
The closing portal for buyers and agents is genuinely useful, way better than emailing PDFs back and forth. Setup was painless too, had our first order running in an afternoon without needing a demo call.
Honestly didn't expect settlement statements to balance on the first try given how messy that usually is with other tools, pretty refreshing. The milestone list off the closing date is a small touch but it's saving my team a lot of mental math already.
Reconciliation across the escrow ledger actually ties out cleanly, which is more than i can say for most tools in this space. The dated milestone list off the closing date is a really nice touch too.
Honestly the closing portal alone is worth checking out, felt cleaner than what we've been using. Setup was quick too.
Replacing SoftPro feels like a big swing, but the dated milestone tasks off the closing date is such a thoughtful touch for a title shop that lives and dies by calendar pressure. Nice execution.
