Working one off-market house took six tools: a camera roll, the county site, a per-record skip-trace service, a spreadsheet, a mail house and a CRM. SCOUTRE keeps all of it on one record. Stand in front of a house and GPS finds the parcel, or type any US address. See the owner, estimated equity, mortgage position and 16 distress signals across 160M US properties. Skip trace the owner, run the numbers to a true max offer, then mail a postcard carrying the photo of their house.
Hi PH,
We built SCOUTRE because working a single house took six tools.
You spot a place with a caved-in porch. You take a photo, look the parcel up on the county site that night, pay a skip-trace service per record, drop the numbers into a spreadsheet to see if there is any room, upload a CSV to a mail house ā then forget the whole thing until the postcard comes back undeliverable three weeks later. The address gets retyped four times. Six months on, nobody remembers why anyone stopped at that house at all.
SCOUTRE is the version where none of that leaves one record.
Two ways in. Stand in front of a house and GPS identifies the parcel ā no address needed, which matters on corner lots and houses with no visible number. Or type any US address from your desk. Either way you get owner name and mailing address, estimated value, estimated equity, estimated mortgage balance, lender, lien position, sale history, taxes, comps, and 16 distress signals: preforeclosure, probate, tax lien, absentee, out-of-state, vacant, high equity and the rest.
Then, on that same record: skip trace the owner ā traces run against live sources at the moment you ask, and the record shows a Recent Data badge and a TRACED state so you can see what you are working with ā screened against Federal DNC, State DNC, DMA suppression and known-litigator flags. Photos, voice notes and a 1-5 distress rating for the things data cannot see. Deal analysis through ARV, repairs, motivation and six exit strategies to a true MAO. And a postcard or handwritten letter carrying the photo taken of that house, with a QR code that pings the phone the moment the owner asks for an offer.
$79 a month, one plan, nothing metered ā leads, captures and skip traces are unlimited. 3-day free trial. The only pay-per-use is physical mail: postcards from $0.50, handwritten letters from $0.83, and the first postcard is free. iOS with the Apple Watch app included; Android runs the full web app from the home screen and a native app is next.
We will be here all day. The feedback we actually want is where the field workflow breaks for you ā that is the part we can still change fast.
