Hi 👋 I’m Dan Wilson, co-founder of PocketDeals.
According to the National Association of Realtors approximately 11% of homes in the US are sold off market (without a realtor) each year vs. on market. And in 2022, 8% of all houses purchased were flips.
House flippers buy run down, damaged, and destroyed houses that need repair. These types of houses usually don’t get posted on market with a realtor because normal buyers either can’t live in them, or banks won’t lend on them. So where do flippers find houses to flip if they’re not on market?
Welcome to the underground world of real estate. Most flippers find their houses through deal finders called wholesalers. These wholesalers will post their deals on Facebook Groups, Facebook Marketplace, and some even buy lists of potential flippers so they can email and call them to offer them deals. The current state of this market makes it difficult for flippers to find good deals and for wholesalers to find good flippers to buy their deals.
This is where PocketDeals comes in. Our goal is to be a central location where flippers can easily find good off market deals, and wholesalers can easily post their deals and find buyers.
Jack and I came up with the idea for PocketDeals as part of the We’re Gonna Make It (WGMI) 10 Week Software Building Challenge. This launch is the culmination of that challenge. Huge shout out to Brett Malinowski for putting together the challenge and creating such an inspirational Podcast/YouTube channel. The PocketDeals website was built on Bubble, we want to give another shout out to them for making it so easy for us to quickly create functional web applications.

@mashy great question, verifying listings is very important to build buyer trust. We’re working on a feature where wholesalers will upload a signed purchase and sales agreement showing that they have interest in the deal and that the seller is the owner of record. Verifications will be manual to start, and we eventually plan to automate that verification process with AI tools.
