I build Plinthos, and the whole thing started with a bill.
A landlord I know rents a 3-bedroom flat to three students. Every month he
opens the electricity bill, divides it three ways, writes three WhatsApp
messages, and then spends two weeks asking two of them again. Rent is worse:
three contracts, three start dates, three deposits, one of them leaves on the
14th so that month isn't a full month. He was doing all of it in a notebook,
because every property management tool he tried assumed one apartment = one
tenant = one contract.
That assumption is the bug. Renting by the room isn't a smaller version of
renting an apartment ā it's a different shape. So we made the room, and the
bed inside it, the unit the software actually manages.
What that means in practice:
ā Rent generated per tenancy, with pro-rata when someone arrives or leaves
mid-month
ā Bills split equally, by square metres, by days of occupancy, or manually ā
and chased per person, with proof of payment and a confirm/reject flow
ā Deposits and deductions tracked per tenant, not per property
ā Contracts that renew and expire on their own separate clocks
ā A private thread with the house, and a DM with each tenant
The part I'm proudest of is that the listings portal isn't a separate
product. You publish an available room from the dashboard, applications come
back into it, and the data that described the listing becomes the data that
runs the tenancy. No re-typing, no copy-paste between a portal and a
spreadsheet.
It's a full web dashboard with native iOS and Android apps at parity, and
it's multi-country at the schema level ā contract types, tax handling,
utility categories, currency and date formats are configuration, not code.
So far that means Italy and Spain, in 5 languages.
Landlords get 14 days free, then it's a subscription. Tenants are free
forever, and that's deliberate: the landlord's side only works if every
tenant will actually open it.
Would genuinely love feedback from anyone who's rented rooms, managed a
shared flat, or built in PropTech ā especially on what breaks at 5+ rooms,
because that's where we're heading next.
