If you're searching for a REPS tracking app - or an alternative to REPSTracker or REPS Shield - here's my honest experience after a few months. I'm a real estate investor working toward Real Estate Professional Status, and NestWise nails the compliance side: an IRS-compliant, audit-ready time log, live meters for both the 750-hour test and the more-than-half test, and a CPA-ready PDF export of contemporaneous records. It even handles my short-term rental correctly - the STR loophole needs material participation tracking, not 750 hours, and it's the only tool I've tried that understands the difference. Getting REPS right lets my rental losses offset W-2 income, so the tax savings covered the subscription many times over.

What I didn't expect: it's become my all-in-one real estate investing platform, not just tax software. I source off-market leads matched to my buy box, run AI-powered deal analysis - ARV, rehab estimates, the 70% rule, max allowable offer - and move everything through a deal pipeline from lead to offer. Lead sourcing, deal analyzer, and REPS hour tracker in one place instead of five spreadsheets.

Wish list: a mobile app for logging hours on-site. But if you're a rental property investor chasing REPS or drowning in deal flow, this is the one I'd point you to.

vs Alternatives

Google Sheets first (lasted two months before the backlog killed me), then Toggl - but a generic time tracker has no idea what the IRS considers a qualifying real estate activity, so I was still doing all the categorization thinking myself. Because it turns the worst part of real estate investing - proving your hours to the IRS - into a byproduct of just doing the work. I describe what I did in plain English, it maps everything to the right IRS category, the meters show me exactly where I stand on the 750-hour and more-than-half tests, and my CPA gets an audit-ready export instead of a shoebox of guesses. Qualifying for REPS made my rental losses offset my W-2 income - that's real five-figure money, and NestWise is what makes claiming it defensible. Then it kept going: sourcing leads that fit my buy box, running the deal analysis, carrying it through the pipeline to an offer. It stopped being a tax app and became the operating system for my investing.

Honestly, "fantastic" is the wrong word - the right word is calm. Every other tool I've used added something to my plate: another dashboard to maintain, another export to reconcile. NestWise is fantastic because of what it removes. I no longer wonder whether an activity qualifies for REPS - it knows. I don't do mental math against 750 hours - the meter does. I don't juggle five tabs to evaluate a deal - the analysis, the max offer, and the pipeline live where the lead does. It handles the decisions that used to burn my evenings, so the only decisions left are actual investor decisions: which property, what offer. That's the whole point of software, and almost nobody builds it that way.

This is the first tool I've found that connects finding a property to deciding whether it's worth buying, without me stitching it together myself. You describe what you're after once and matching properties show up on a map you can actually scan, instead of refreshing listing sites in a dozen tabs. When one looks promising you dig into the numbers on the spot — what it's worth, what the work costs, the most you can reasonably pay — and save it so you can watch it move from "interesting" to "made an offer" without the details scattering across notes and spreadsheets.

The offer summary it generates for you is a bigger deal than it sounds. That used to be a doc I rebuilt from scratch every time. And the UI is beautiful.
