@user982026 I just upvoted your launch. Building around the real tax rules instead of generic assumptions makes this far more useful for serious property investors, and I like that everything runs locally in the browser. How do you plan to keep the tax calculations current as German regulations change year to year?
honestly this looks super thorough, especially the AfA options and the ImmoScout paste thing. one thing i'd love though is a sensitivity slider for Kaufnebenkosten or at least letting you adjust notary/land registry/Grunderwerbsteuer percentages directly in the calc, because those numbers really move the deal and right now i can't tell if they're hardcoded. would make quick what-if comparisons way easier when browsing multiple listings.
@serapkaratop gute Frage! Kurze Klarstellung: Der Regler ist bereits da, du hast ihn vielleicht nur übersehen. Im Tab "1 · Objekt & Kauf" gibt es die Karte "Erwerbsnebenkosten" mit vier freien Eingabefeldern: Grunderwerbsteuer (%), Notar (%), Grundbuch (%) und Makler (%). Grunderwerbsteuer wird beim Bundesland-Auswahl automatisch vorbefüllt (je nach Bundesland unterschiedlich), lässt sich aber genau wie die anderen drei Werte frei überschreiben. finally something that actually gets the AfA logic right instead of just slapping 2% on everything. the 30-year projection with soli and church tax feels super useful for sanity-checking a deal before i go view it.
