Give each rental one link or QR flyer. Tenants describe the problem and add a photo, no app or login. Repair Desk flags emergencies, names the trade and likely causes, and drafts your tenant reply and vendor note. 14-day free trial, no card.

Hi Product Hunt! I built Repair Desk for landlords who own a few rentals and handle repairs themselves.
Repair requests usually arrive as texts at odd hours, and the first job is always the same: is this a tonight problem or a Monday problem, who do I call, and what do I tell the tenant?
How it works:
- Each property gets one request link and a printable QR flyer. Tenants describe the issue and can add a photo. No app, no login.
- Every request is sorted as emergency, urgent or routine, with the trade and the likely causes. A fixed safety check always flags gas, smoke, sparking and flooding, and an AI model reads the rest of the message. You can change the urgency with one tap.
- It drafts a reply to the tenant and a dispatch note for your vendor. Nothing is sent for you; you send from your own phone or email.
- Email alerts for every request or emergencies only, plus a request log per property with CSV export.
It doesn't replace your rent or lease software, and it isn't an emergency service: every tenant form tells people to call 911 or the utility first.
Pricing: the Landlord plan is $15/month or $144/year for up to 20 units, and every new account gets a 14-day free trial with no card. Bigger portfolios can pick Portfolio ($35/month, up to 50 units) or Operator ($69/month, up to 150 units). Same features, just higher limits.
You can try the tenant form without signing up: https://repairs.usedoorcount.com...
If you manage rentals, I'd love your feedback: does the triage match how you'd sort these calls, and what would make you trust it more?
