Score any UK postcode in 90 seconds. Official data from HM Land Registry, Environment Agency, Ofsted and UK Police API. Flood risk, rental yield, crime trend and 5-year growth. Free to start.

I want to show you exactly what this looks like in practice rather than describe it.
I just ran Bristol BS3 one of the most searched postcodes in the UK right now.
Score: 41/100
Flood risk: Zone 3. Standard insurers routinely declining. Specialist quotes starting at £3,000 per year. Some lenders will not mortgage it at all.
Net yield after agent fees, maintenance and voids: 3.1%. Negative cashflow of £312 per month from month one. The listing showed a higher gross figure.
Crime trend: Above average with upward direction over 12 months.
5-year growth projection: 2.1%. Regeneration funding in the area was quietly paused in 2024. Half a mile away the projection is 11.4%.
None of that was in the listing. All of it came back in 90 seconds from the Environment Agency, Land Registry, UK Police API and ONS.
Now run Manchester M1.
Score: 91/100
Flood Zone 1. Full lender choice. Standard insurance. Net yield 7.2% after real costs. Crime falling 12% over 12 months. Regeneration not yet priced into listing prices. One to act on before the market catches up.
Same tool. Same 90 seconds. £82,000 difference in outcomes over 5 years.
This is what any UK buyer gets before making an offer. Free. No registration.

Hi Product Hunt. I built 2 Minutes Responder after watching people make offers on UK properties without knowing the flood zone would make it uninsurable, or that the net yield after real costs was negative from month one.
The data to check all of this has always existed. The Environment Agency publishes flood zones. Land Registry publishes sales history. The UK Police API publishes crime trends. Nobody had pulled it together into one score before an offer was made.
So we built it. Any UK postcode. Flood risk, real net yield, crime direction, school rating and 5-year growth projection. 90 seconds. Free.
If you are in UK property or know someone making a buying decision, I would love your feedback on what we have built.
