About

I'm the founder of SEATECHONE, a Seattle real estate technology company. Our product, SEAREI, makes virtual staging MLS-compliant — so agents can present properties beautifully without risking a disclosure violation. Virtual staging works, but most tools ignore the legal side. CA AB 723, NWMLS rules, and the NAR 2026 Code of Ethics require disclosure when listing photos are digitally altered. SEAREI builds compliance into every image: disclosure label, a public verification page, tamper-evident certificate, and a full audit trail. We serve agents, photographers, and brokerages across Washington and California. Before SEAREI, I led luxury interior design projects in Las Vegas — Waldorf Astoria, Mandarin Oriental, Panorama Towers.

I built SEAREI — compliance certification for virtual staging (CA AB 723 just went live)

Hey PH I'm Sam, co-founder & CTO of SEATECHONE, based in Seattle.

We built SEAREI (searei.com) after realizing virtual staging had a serious legal blind spot.

SEAREI Studio

Quick update for everyone following the SEAREI launch, we just shipped the infrastructure for SEAREI Studio, our next module. Brokers told us their websites are slow, inaccessible, and invisible to AI search. We're fixing it. First beta site goes live next week. Compliance + design + AI-readiness in one delivery. Appreciate every upvote and comment

How are you handling MLS compliance for your virtual staging photos?

Since January 1, 2026, California (AB 723) made it illegal to publish a digitally altered listing photo without a disclosure label, a public link to the original, and a retention record. Washington (NWMLS) and British Columbia have similar rules, and NAR 2026 guidelines are following suit.

For most agents and brokers, that means every single staged photo needs to be tracked, labeled, and verifiable before it hits the MLS.
