What that looks like in practice: a church decides it needs more space, hires an architect, spends $20K to $80K on plans and drawings, and then finds out from a lender that its debt coverage ratio doesn't work. That money is gone. The whole process runs on relationships and phone calls, and there's no neutral place to find out where you stand before you're already committed.
