Hey Product Hunt 👋
I’m Alaa, a software dev and real-estate nerd based in the UAE.
Every time I looked at buying a unit, I ended up in Excel asking the same questions:
What’s the real net yield after service charges, vacancy & maintenance?
How much cash will I actually need (price + DLD/fees/etc.)?
If I use a mortgage, what’s my monthly cashflow after debt?
So I built Relens as my own “deal sheet” tool, then decided to open it up.
How it works:
Enter a property price, expected rent, and service charges (per sqft or total).
Add your assumptions for vacancy, maintenance, and transaction costs.
(Optional) Add mortgage details (down payment %, interest, years).
Relens calculates gross & net yield, total cash needed, and monthly cashflow.
An AI model then gives the deal a 0–100 score, with a short summary, pros & cons.
My goals with this beta:
Make it easier to sanity-check deals before you fall in love with a listing.
Replace “I think it’s 7–8%” with a more realistic view.
Keep the UX simple enough that non-Excel people can use it.
