What if you could buy your home without an agent, in a more affordable and convenient way?
That’s what we've built…or an early version of it.
We’re excited to share Nuhom’s AI Search Platform with a wider community. We’re thrilled to showcase the possibilities of AI and its role in home search and to hear your feedback!
What is it?
It’s a conversational AI home search POC that provides real estate data, home info, neighborhood context, and answers questions like a real estate agent would.
Why did we build the AI Home Search Platform?
💸 Real estate agent costs are high. Imagine buying a $700K house; agents can take around 5% of that, which is $35K. That’s a lot!
🤔 Buyers lack easy access to top-notch home shopping info. Currently, they juggle Zillow, Google, and their agent
Therefore, we believe the traditional way of buying a home using an agent is ripe for an upgrade. We can create a better home buying experience that puts home buyers first and gives them access to more insights that help them make a good purchasing decision (much like a good agent does today).
Plus, the real estate industry will change - Regulations may impact how agents get paid (DOJ vs NAR commission settlement is in progress). Even if no regulations change, we still believe technological and behavioral shifts will force the industry to evolve in meaningful ways that will ultimately benefit the consumer and ecosystem as a whole, which is already being felt in the industry.
So, here we are…our first experiment…to demonstrate how a home buyer can be empowered to navigate their home journey with confidence and at their own pace, with on-demand guidance as needed.
I might be biased, but I like to think it can be better than Zillow (or will be soon).
What’s next?
We’re pumped to ask the community for feedback. Give it a try and tell us what you think. It’s still rough around the edges, and there is much more to do to improve the UI and AI’s reasoning capabilities. But we'll get there…

We're working on allowing the AI to better understand intent and be able to provide more personalized guidance to buyers. Love how you've combined the search results and the agent responses into an intuitive UI design. Great to have the other non-agent actions in there too, such as 'Book a tour'. Having those additional actions within the application makes Nuhom a nicely rounded product! Congrats on the launch!

@joel_hodgson Good to hear from you! And thanks for the feedback. One of the challenges we are tackling is balancing what the AI does versus what the human does. The AI will be really good at delivering real-time insights and guidance to buyers, while humans can handle the negotiations and offline tasks like tours and inspections that are needed. We have a new release coming soon, narrowing this down further. Excited to share soon!

How are you seeing the product developing considering the recent news of the National Association of Realtors litigation?

@vlad_duda2 the soon to be settlement with the NAR really helps our product and overall direction. The litigation puts buyers in a situation where they have to pay for their own guidance (adding another out of pocket cost to them). We see how our product can educate home buyers in a personalized way 24/7, pressure free and at a lower cost than traditional approaches. It can emulate what a buyer's agent tries to do but at scale while giving individuals the attention they need when they want it. Happy to connect and chat more rishi@nuhom.co !

This is a great product.
During testing, I entered my ideal housing preferences, and it provided me with several home options that matched my criteria. However, when I added an additional requirement after reviewing one of the home options, the subsequent results contradicted some of my original criteria. It would be beneficial to see a more proactive response in refining the search results during the second round of searching.
