I run Vila Pestera, a holiday villa in Romania. A few years in, I realised I wasn't running a villa so much as being a full-time receptionist, accountant and caretaker, mostly from my phone and often at midnight.

Guests wrote on WhatsApp, email and Booking.com, asking the same questions at all hours. Every booking meant a proforma, then checking the bank to see if the money had arrived, then an invoice, then e-Factura (Romania's mandatory e-invoicing). Then sending the door code, turning the heating on before they arrived, telling the cleaning team, and hoping nobody left the heating on full with the windows open.

The tools I tried each covered one piece: a channel manager here, an invoicing app there, a smart-lock app, a spreadsheet. None of them talked to each other, so I was still the glue. So I built Arova to do everything.

What Arova does today:

- AI front desk: answers guests on WhatsApp and email in their language, using your house rules, prices and availability, and hands over to you when it should.

- One calendar: Booking.com, Airbnb, your own booking page, booking through AI assistants. With direct bookings paid by card or bank transfer.

- Money on autopilot: bank transfers are read from your bank's emails and matched to the right booking, and the invoice is issued automatically. In Romania it also goes to e-Factura.

- Smart Guest Home: each guest gets a private page with the gate, key box PIN, heating, Wi-Fi, cameras and EV charging. It works only during their stay.

- Cleaning app: the team sees what to clean and when, and can open the doors they need.

- Extras: gift vouchers, Green Stay discounts for guests who save energy, review requests after the stay.

Pricing: no monthly fee. Arova takes a small percentage only on card payments made through it.

I use it every day at my own villa, which is the best and most humbling test there is.

The feedback that would help most:

1. First 10 minutes: sign up at arova.ro. Where did you get stuck or confused?

2. What's missing for your property? Especially from hosts outside Romania. I've just opened sign-up to international companies and want to know what breaks for you: payment providers, invoicing rules, languages.

3. Would you trust an AI to answer your guests? You don't have to, mind you, as this is a feature that can be turned off in an instant, or enabled for a limited number of initial questions which mostly cover general questions anyway about the property which frankly you get super tired to keep asking them as a routine :)

4. Pricing: does "no subscription, a percentage only on card payments" feel fair, or would you rather pay a flat fee?

5. Integrations: which smart lock, thermostat, channel or accounting tool should I connect next?
