Find motivated sellers, know exactly why each lead is worth calling, and get personalized outreach written for you — in seconds. Notroa pulls candidates straight from free public county records — tax delinquency, code violations, probate filings, and more — not a resold list anyone else already has. Built by a solo founder, live in 10 Ohio counties right now. Free trial, no card required.

Love the fresh county records angle, that alone beats the usual tired lists. One thing I'd want as a user is a quick "why now" badge on each lead like a small timer showing how fresh the record is, so I can prioritize the ones filed this week over older ones sitting in the queue.
@hseyin1435888 Appreciate that. Signal recency already factors into the score, and each distress signal shows the date it was filed( if avalible), so newer records do get weighted up. A visible freshness badge on the list view is a fair ask though, that's a good call.
Pulled a couple leads from my own county and the motivation tags were actually useful, not just generic "absentee owner" stuff. The AI outreach draft saved me the usual 10 minutes of staring at a blank screen.
@cnurettin33910 Thanks. Getting past the blank page was exactly the goal, so good to hear that part landed.
Pulled a tax delinquency list for my zip code in under a minute and the reason-for-contact line actually made sense for once. Wish it covered more counties but the free trial sold me on the approach.
@nazlcanyel1nsm Thanks. More counties is the top request, and it's the main thing I'm working toward.
Pulled up my own county and was surprised the distress signals actually matched the public records I cross-checked. The auto-written outreach felt a little stiff but saved me the blank page problem for sure.
@muhammed532609 Appreciate you saying that.
the way notroa surfaces the reason behind each lead is honestly so useful, like knowing why a property popped up before you even pick up the phone saves a ton of guesswork
@yeldem50906 Thanks. That was the whole reason I built it. Every other tool handed me a spreadsheet and left the "which one do I call" part to me.
