@sempler they re-style the apartment, photograph it better, rent out the place at a greater per night rate than your monthly rent and keep the difference. Ugh. Why didn't I think of this? Pretty cool.

Flatbook leverages Airbnb as well as other platforms to offer the inventory it builds over the year (through sublet applications for instance) at nightly rates. We're different from Airbnb in that fundamentally our businesses are not the same. Our goal is to distribute the authenticity of the best vacation rentals with the standards of the best hotel brands by taking control of that experience, leveraging the best local flavors of its properties and utilizing a sophisticated operations workflow to give you that Hotel consistency while retaining the look and feel of an Airbnb. @eyaltoledano Are you in Atlanta, Georgia? Also, how do you handle making sure the guests abide by any rules of the building (i.e. no smoking, quiet hours, etc)... the kind of rules that can cause big issues for the lease holder/owner if they are not followed by their guests?

@joelle_writes Hey Joelle, yep, we're already live in Atlanta! As for building rules, Flatbook's contract stipulates the rules of a given property up front, and penalties are explained in plain English to anyone coming in. We've only have one instance thus far in terms of problematic situations, and it was subject to a heavy penalty.

@sempler With Airbnb, you have to worry about marketing your property, insurance, customer inquiries, cleaning and the whole process of actually monetizing (profitably) over time. @eyaltoledano Thanks for the quick replies. I'm one of those hosts that screens potential guests pretty heavily as I would not want to subject my neighbors to anything unseemly nor have any property damage. I'm a little confused as to how the 100% coverage works for fluctuating utilities. Like in many cities, where I live water usage over a certain amount, and peak electricity can vary wildly. It's definitely been a challenge when renting out through Airbnb to accurately attempt to predict based on the number of people in the renting party (my home is 2BR 2BA ~1200 square feet, sometimes rented by one person other times by 4 or so) and the time of year. What does Flatbook use to predict this in order to accurately cover the host's expenses?

@sempler What's up buddy? This looks like a cross between One Fine Stay (curated listings that consistently provide a particular type of experience) and a property management company (do the work to manage and rent properties, get revenue share).

@eyaltoledano I'd suggest implementing an algorithm that will take into consideration the number of people that are anticipated to stay, as for many of us the monthly utilities can fluctuate by hundreds of dollars based on usage. Depending on the city, water especially (which is the utility most subject to change with the number of guests) can become incredibly expensive based on usage/time of year. Would also be wise to implement some smarts around prediction if the prior year's bill is not available or if that information changes (i.e. local electric or gas utility hike).

@eyaltoledano I understand. I suppose the workaround in the interim is to solicit from the host what they are expecting vs needing to produce statements and then Flatbook making their offer from there. Sure. I love discussing this sort of thing. I'm an HCI/HCC CS graduate student at Georgia Tech so this stuff (along with electric cars, dogs, and ubiquitous computing) are what I pretty much can't stop discussing with every human.
