This was a 48-hour hackathon project for Static Showdown. It's a Chrome extension that puts a live chat inside any GitHub repo. Chat + GitHub is something I see more and more people trying to hack together. GitHub is the center of the universe for a lot of devs; more productivity / collaboration tools will emerge around it soon. Disclosure: CodeSpeak uses GoInstant (where I work).

Sounds similar to https://gitter.im - any differences other than CodeSpeak being a plugin that's embedded in GitHub vs a separate site?

Not sure re: the differences really, between the two. There are definitely more "chat for GitHub" tools emerging. I like seeing it directly in the repo; it's an interesting way of doing it. Of course it's limited more by being a Chrome extension.
